GENERAL DEFINITION AND CONDITIONS OF WORK:
Performs difficult technical work in the general repair and maintenance
of Authority buildings and performing plumbing system repairs; does
related work as required. Works under regular supervision.
This is medium work requiring the exertion of 100 pounds of force
occasionally, up to 50 pounds of force frequently and up to 20 pounds of
force constantly to move objects; requires climbing, balancing,
stooping, kneeling, crouching, crawling, reaching, standing, walking,
pushing, pulling, lifting, fingering, grasping, feeling and repetitive
motions; vocal communication is required for expressing or exchanging
ideas by means of the spoken word; hearing is required to perceive
information at normal spoken word levels; visual acuity is required for
depth perception, color perception, visual inspection involving small
defects and/or small parts, use of measuring devices, assembly or
fabrication of parts at or within arms length, operation of machines,
operation of motor vehicles or equipment, determining the accuracy and
thoroughness of work and observing general surroundings and activities;
subject to inside and outside environmental conditions, extreme cold,
extreme heat, noise, vibration, hazards, atmospheric conditions and
oils. May be exposed to blood-borne pathogens and may be required to
wear specialized personal protective equipment.
ESSENTIAL FUNCTIONS/TYPICAL TASKS:
Maintains domestic
hot water, boilers and chillers for high rise building. Performs
plumbing, carpentry, electrical and mechanical system maintenance and
repair tasks; installs appliances, doors, windows, floors, electrical,
plumbing and mechanical equipment.

Ensures property(s) are maintained and operating efficiently (including
grounds, building exterior/interior, etc) and reports findings to
Property Manager.

Installs, maintains and repairs appliances, plumbing and electrical
facilities.
·
Performs carpentry and mechanical maintenance work on buildings,
facilities and equipment.

Repairs roofs.
·
Maintains and repairs woodwork, hardware, screens, cabinets, etc.
·
Repairs buildings, doors, windows and floors and performs locksmith
functions.
·
Unstops sinks, commodes, bathtubs and sewer lines.
·
Repairs heating and cooling systems and broken pipes.
·
Replaces shingles.
·
Installs ceramic tile.
·
Reconditions dwelling units for new clients; performs necessary
maintenance and repair work to make unit ready for occupancy.
·
Performs electrical, plumbing and mechanical maintenance work in the
repair and maintenance of air conditioning, heating and refrigeration
equipment, electrical wiring and plumbing systems.

Prepares surfaces for painting or varnishing; repairs or replaces
sheetrock as needed; tapes seams, applies texture to ceilings or walls;
paints or varnishes interior and exterior surfaces.

Maintains records and logs.
·
Responds to after-hour calls.
·
Maintains sprinkler system and back-up generator.
·
Performs other duties as requested.
KNOWLEDGE, SKILLS AND ABILITIES:
Thorough knowledge of common hand tools
used in building maintenance work; thorough knowledge of the building
trades; skill in the use of tools used in the building trades and of the
necessary safety precautions; ability to work from sketches, drawings
and blueprints; ability to work independently; ability to maintain
records and logs; ability to establish and maintain effective working
relationships with residents and associates.
EDUCATION AND EXPERIENCE:
Any combination of education and experience equivalent to graduation
from high school and considerable experience with boilers, chillers,
multi-household plumbing, residential HVAC, and sprinkler systems;
considerable experience in skilled building repair and maintenance
work.
SPECIAL REQUIREMENTS:
Plumbing license required
within 12 months of
employment . Possession of a
valid appropriate driver's license issued by the Commonwealth of
Virginia and insurable under the vehicle insurance policy of the
Authority. Personal transportation is required.
